Request for Proposal (RFP) Restaurant Operator – Parys Golf and Country Estate
Introduction
Parys Golf and Country Estate invites proposals from qualified and experienced restaurant operators to manage and operate a full-service restaurant located within the estate. The venue will serve estate residents, visiting golfers, and the broader public from surrounding communities.
Project Overview
The selected operator will be responsible for:
- Daily operation of the restaurant and bar
- Catering for estate events, golf tournaments, and private functions
- Providing high-quality service to both estate homeowners and external guests
- Collaborating with estate management to align with community standards and expectations
Scope of Services
Operators are expected to:
- Offer a high-quality menu and service
- Maintain consistent operating hours, including weekends and public holidays and be flexible for our golf specific events
- Provide catering services for estate-hosted events and meetings
- Ensure compliance with health, safety, and liquor licensing regulations
- Employ and manage qualified staff
- Maintain the premises in excellent condition
Proposal Requirements
Interested parties should submit:
- Company/Individual profile and relevant experience
- Sample menu and pricing strategy
- Staffing plan and operational structure
- Marketing and community engagement strategy
- Financial proposal including rental terms, revenue share, or other partnership models
Financial Models to Consider:
- Fixed Rental Model
Structure: Operator pays a predetermined monthly rental fee to the estate.
- Revenue Share Model
Structure: Estate receives a percentage of revenue.
- Hybrid Model (Base Rent + Revenue Share)
Structure: Operator pays a lower fixed rent plus a percentage of revenue.
- Management Contract
Structure: The HOA will retain ownership of the restaurant and engage a third-party operator to manage it for a fee, under a performance-based agreement tied to defined KPIs and contractual clauses with financial implications.
- All proposals must include a transition timeline outlining the estimated duration and key milestones required to assume full operational responsibility / proposed soft launch or opening date. The timeline should reflect realistic lead times and demonstrate the applicant’s readiness to ensure minimal disruption to estate services.
- References from previous or current operations should be included
- Evaluation Criteria
Proposals will be evaluated based on:
- Experience and track record
- Offerings and Enhancements
- Alignment with estate values and resident expectations
- Financial viability and sustainability. (Include Financial model for consideration)
- Community engagement and added value
